Two ways we help:

  • Pre-Sell Punch Lists (Sellers): Get the home market-ready and reduce buyer objections.

  • Post-Buy Punch Lists (Buyers): Handle the “move-in fixes” so buyers aren’t overwhelmed day one.

What We Offer

Flat-Rate Packages (No Hourly Billing)

Pick a package based on how long the list will realistically take. We confirm the scope before we start.

Quick Punch List — $299

Best for: tight timelines before photos, showings, appraisal, or a final walkthrough.
Includes: up to 10 standard punch list items (see “What Counts as Standard”).
Typical time on-site: 1–2 hours.

Half-Day Punch List — $549

Best for: multiple rooms, moderate list, inspection follow-ups within handyman scope.
Includes: up to 20 standard items.
Typical time on-site: 3–4 hours.

Full-Day Punch List — $949

Best for: larger punch lists, “get this home ready” days, or buyer move-in fix days.
Includes: up to 30 standard items.
Typical time on-site: up to 7–8 hours.

Materials: billed separately (at cost) unless you want a pre-set materials allowance (we can do that too).

What Counts as a “Standard Punch List Item”

Standard items are quick, common tasks that don’t require specialty trades or major rebuilds.

Examples:

  • Patch small drywall holes, nail pops, minor dings

  • Caulking touch-ups (tubs, sinks, trim)

  • Replace door knobs/handles, adjust striker plates, tighten hinges

  • Replace light fixtures or fans (where appropriate)

  • Replace faucets / basic plumbing fixture swaps (non-emergency)

  • Replace toilet internals (flapper/fill valve), tighten loose toilets (if flange is OK)

  • Replace smoke/CO detectors

  • Hang blinds/curtain rods, shelves, mirrors, TV mounts

  • Replace weatherstripping, door sweeps

  • Minor fence/gate latch repairs or adjustments

  • Touch-up paint for small areas (if matching paint is provided)

Not “standard” (quoted separately):

  • Large drywall repairs, full-room painting, texture matching across big areas

  • Flooring install/repair beyond minor transitions

  • Electrical panel work, new circuits, major plumbing repairs

  • Roof, structural, foundation, major fence rebuilds

  • Anything requiring a licensed specialist (we’ll tell you straight)

Pre-Sell Punch List

List cleaner. Show better. Fewer concessions.

We focus on the stuff that makes buyers nervous and inspectors loud.

Common pre-sell focus areas:

  • “First impression” fixes (doors, trim, hardware, caulk)

  • Visible drywall dings, nail pops, patch/paint touch-up

  • Loose fixtures, minor leaks, wobbly toilets (when it’s a simple fix)

  • Small safety items (smoke/CO, handrails, latch issues)

Post-Buy Punch List

Make your buyers feel taken care of after closing.

New homeowners always find small issues once they move in. We help them get settled fast.

Common post-buy work:

  • Mounting, hanging, shelving

  • Patching old holes, door adjustments, hardware swaps

  • Fixture swaps, weatherstripping, “walkthrough” fixes

Add-Ons (Flat-Rate)

Materials Handling — $49

We handle pickup, receipt tracking, and bring everything to the job.

Rush Scheduling — $99

Priority slot when we can fit it (subject to availability).

Change Orders (If the List Grows)

If items are added after we start (or the job reveals bigger issues), we’ll do one of these:

  • Upgrade to a larger package (Quick → Half-Day → Full-Day), or

  • Add a flat-rate bundle (example: +5 items for $125)

No “surprise hourly” stuff.
