Request & Intake
Send the address, unit details, lockbox access, deadline, and a list of known issues (photos help).On-Site Inspection Walkthrough
We complete a structured walkthrough covering:
Safety basics (smoke/CO notes as authorized)
Doors, hardware, and access points
Walls/ceilings (holes, damage, patch needs)
Kitchen + bath function checks (basic)
Switches/outlets/fixtures (like-for-like only)
Blinds, trim, and common wear items
Scope + Not-To-Exceed Approval (NTE)
You’ll receive a clear scope and either a package selection or an NTE amount for quick approval.Work Completion + Documentation
We complete the approved items, then deliver:
Before/after photos
A completed turnover checklist
Notes on any issues outside handyman scope (licensed trades, hidden damage, etc.)
Invoice at Completion
Invoices are sent the same day. Payment is due at completion. Card-on-file options available for recurring PM accounts.

Best for larger turns or tight deadlines.
A full-day on-site block focused on getting the unit rent-ready fast.
Add-On Items
Additional items can be added as needed, and larger repairs may be quoted separately. Materials are billed separately per our materials policy.
